2024 RENTAL RATES:

Rates include taxes, except for Tourist Tax to be paid at check-out (Tourist Tax € 2,5/day per person- minor under the age of 14 excluded. Tourist Tax should be paid up to a maximum of 3 nights stay in sequence).

Extra Service charges, gratuities and incidental charges are not included.

MINIMUM RENTAL POLICY:

All rentals are weekly from Saturday to Saturday.

2024 SEASON: from April 20 to November 2.

An exclusive hire of the Pieve San Quirico castle villa (7 bedrooms luxury Main House), is requested.
The Tower Palace villa (8 bedrooms Guest House), does not feature its own pool yet, so  can be rented by itself in Low Season only.

RESERVATION POLICY:

Bookings made more than 8 weeks (53 days) prior to the rental date, deposit of 30% full rental amount to secure booking should be paid within 5 working days. Payment should be made by bank transfer.

Bookings made 8 weeks (53 days) prior to the rental date, the full amount is requested to being paid within 5 working days. Reservation is not confirmed until we have received the required deposit and we have issued our official confirmation invoice. Payment should be made by bank transfer.

The balance of the rental charge is due 8 weeks (53 days) before clients’ arrival date – by bank transfer only, within 5 working days. Failure to this payment will be treated as a cancellation and we will be entitled to apply the cancellation charges listed below.

CHECK-IN:

Check-in is 3:00 PM to 7:00 PM local time (Rome) on the beginning date of your rental.
Early check-in is subject to availability; late check-in should be requested in advance.
Early departures will incur the total amount of the entire stay.

CHECK-OUT:

Check-out is 10:00 AM local time (Rome) on the departure date of your rental.
Incidental charges should be paid at check out.

CANCELLATION POLICY: 

Deposit and Cancellation charge: based upon the date on which we receive written notification of a cancellation by you for any part of the booking, or the booking being cancelled by us due to non-payment, the following charges shall apply:
-Cancellation received before 12 months (365 days) before the arrival date: no charge.
-Cancellation received from 12 months (365 days) to 8 weeks (53 days) before the arrival date: charge of the 30% of the total due (deposit).
-Cancellation received less than 8 weeks (53 days) prior to the arrival date: charge of 100% of the total due.

SECURITY DEPOSIT AND DAMAGE TO VILLA PROPERTY:

An Euro 1.500 Security Deposit has to be paid in cash at arrival, for any damage caused to the building and contents, the swimming pool and other installations. If renting both villas damage deposit is Euro 2.000.

Security Deposit can also be paid before arrival by bank wire.
Any damage to a villa or any contents therein by a guest, guest’s family or extended guests, must be reported immediately to the management. The full cost of repair and replacement will be the personal responsibility and obligation of the paying guest. Failure to report any damage of the villa to the management may result in additional penalties.

ON SITE PAYMENTS:

Can be made with the following payment method: Cash and credit card ( Visa – Mastercard – American Express). Cheques are not accepted.

OCCUPANCY:

Maximum 15 guests per villa – infants under two years old in a cot maybe accepted extra.

SMOKING:

To ensure the highest quality for our guests, villas are non-smoking.

PETS:

We are animal lovers so small size pets are allowed but with prior authorization.

STAFF POLICY:

This is a luxury accommodation with an official Tourist Accommodation (luxury Agroturismo) license. The Italian Law impose that only staff hired by our company may work in the villa. So Guests cannot employ outside third party service providers.

CHILD POLICY:

Children welcome (adult supervision is recommended at all time).
Baby cots and highchairs available. There is a Children’s playground at the uphil Tower garden. Baby Sitting service available on request.
No safety fence around the pool; Pool has no swimming guard.

THE PIEVE CASTLE SALTWATER PANORAMIC POOL:

Pool is open from mid-May to the last Saturday of September – it is not heated.
Since our castles have an official Tourist Accomodation licence, our castles’ pool has been authorized for paying guests and has all the security features and devices requested by law.

TRAVEL INSURANCE:

Cancellation and early departures do not warrant any refund. We highly advise you to consider purchasing travel insurance for your stay. Travel insurance will protect you from weather, health and other problems. It is up to the guest(s) to purchase this insurance.

ACCESSIBILITY:

The property is not specifically suitable for guests with reduced mobility.

WEDDINGS/SOCIAL EVENTS:

Accepted – maximum 60 guests.

For weddings/events also the magnificent “Castello di Bagnara” castle (11th century historic castle with a 2,5 acre historic garden), that is down in the Tiber valley at 1 km distance from the villas, is available.
